REDO property open house scheduled for Nov. 18
The City of Atchison’s REDO (Rehabilitation, Enforcement, Demolition, Occupation) program is making its second home available for rehabilitation at 1412 Kansas Avenue in Atchison, Kansas.
There will be an open house at 1412 Kansas Avenue from 9 a.m.-5 p.m. on Monday, November 18th. During the open house prospective rehabilitators will have access to the interior of the property to inspect the structural integrity as well as internal systems like electrical, plumbing, HVAC, etc. From there the City will entertain bids to remodel and rehabilitate the property.
The winning bidder will be selected based on the proposed final product – with preference given to the highest end value with historic qualities retained/restored. The winning bidder will then be responsible for all costs of rehabilitation – and will also keep all net proceeds that come from the final sale.
Proposals should also include timeline to completion. When the winning bid is accepted, the City will deed the property to the successfully chosen rehabilitator, with a claw back clause that if the timeline or final product do not match (within reason) the bid submitted, the property can revert to the City. Once rehabilitation is completed and inspection is signed off by the City Building Inspector, the claw back clause will be eliminated, and the deed will be free and clear.
The REDO program is designed to get vacant properties on the edge of blight back into circulation and fully inhabited while abiding by City building and safety codes.
